    HECTARE costs as much as STUDIO APARTMENT: Land in Serbia doubles in price, prices skyrocket

    A hectare of agricultural land in Serbia is twice more expensive than in the region, ranging from 10,000 to 20,000 euros, and it is expected to continue to rise in the future. In some parts of our country, rental prices also doubled in the last five years. Due to such trends, which are unrealistic and unjustified, many are giving up on agriculture. This is how Miroslav Kis, president of the Association of Agricultural Workers sees the current situation in the agricultural sector. He points out that land of the same category and class is half cheaper in Romania, Hungary or Croatia. “In our country, a hectare costs up to EUR 20,000. The standard price for land lots that are nowhere near a paved road or a settlement, but somewhere in a field where there is no electricity, has long been EUR 12,000 to EUR 15,000. When you consider the amount of revenue per area unit, the purchase will not pay off in 20 to 50 years,” says Kis. He explains that there is high demand because many businessmen who have surplus money do not invest as much in real estate as they did before, but instead they invest in land. He says that people from different industries consider buying arable land as a better investment than buying apartments, gold or saving at banks, because they expect the land to be more expensive and they are willing to pay any amount for it. “The rent price is also huge, twice higher than five years ago. People are giving up on agriculture because it is too expensive. Rent is also twice cheaper in the region,” Kis said.
